A few months ago, a family in Arabian Ranches came into our Al Quoz studio with a problem a lot of Dubai homeowners will recognise: their living room looked fine on paper, but it didn't actually work for how they lived. Two young kids, a lot of hosting, a sofa that had been chosen off a showroom floor three years earlier because it "looked nice", and now it was the wrong size, the wrong colour for daily life, and honestly, nobody wanted to sit in it.
We get some version of this conversation almost every week. So we thought it'd be useful to actually walk through how a custom living room project comes together at The Design House, start to finish not the marketing version, the real one.
Step 1: The consultation isn't a sales pitch, it's a site read
Every custom project starts the same way, either in our Al Quoz showroom or, for bigger villa projects, at the home itself. Our design team spends this first session doing less talking and more looking: where does the light come from, which way does the room face, how many people actually use this space on a normal Tuesday versus a Friday when the in-laws are over.
For this family, the answer was that the living room got hit with strong afternoon sun through a west-facing window most of the year, and the existing sofa, a dark, boxy leather sectional, was absorbing heat and making the room feel smaller than it was. Two kids under six meant durability wasn't optional. And with family visiting most weekends, they needed real seating capacity without the room feeling like a furniture showroom.
This is the part of the process people underestimate. A sofa that's beautiful in isolation can still be the wrong sofa for a specific room, a specific light, a specific family. That's the whole reason we build to order rather than sell off a floor plan.
Step 2: Choosing the shape and the piece
We walked them through our Living Room collections Cloud, Mayfair, and our L-shape and sectional ranges, not to upsell, but because seeing the actual scale and proportion of different silhouettes in person changes what people choose almost every time. Photos flatten scale; standing next to a full-size sectional doesn't.
They landed on a configuration from our Mayfair collection, one of our most-requested lines and, as it happens, our best-selling sofa design, built as a modular L-shape with an integrated chaise, sized specifically to the room's actual dimensions rather than a standard off-the-shelf footprint. Because everything we build is made to order, we weren't fitting their room around a fixed sofa size, we were building the sofa around their room.
Step 3: Fabric ā where durability and heat actually get decided
This is usually the longest conversation, and for good reason. We sent home three FibreGuard performance fabric swatches so they could see how each one held up against their actual wall colour and their actual afternoon light, not a screen, not a showroom spotlight.
Given the west-facing sun and two young kids, we steered them away from a dark, heat-absorbing leather and toward a lighter, textured performance weave, durable enough for daily spills (most lift with just water) and light enough in tone that it wouldn't visually shrink the room or trap heat the way the old sofa did. It's a small decision that gets missed constantly: fabric colour and weight aren't just style choices in this climate, they're functional ones.
Step 4: Build ā sustainably sourced hardwood, made in Dubai
Once the design was signed off, the piece went into production using sustainably sourced European hardwood framing, the same construction standard we use across every custom order, chosen specifically because it holds up better to Dubai's heat and humidity swings than cheaper composite frames do over time. Custom pieces like this typically take around 8 to 12 weeks depending on complexity, which we flagged upfront so there were no surprises on timeline.
Step 5: Delivery and the part most furniture stores skip
When the piece was ready, our team handled delivery and setup, not a drop-off at the curb, a full installation into the room it was built for.
